Freshwater Place Residential Apartments

Proactive maintenance of façades is important, both to prolong the lifespan of a building and to avoid consequential damage occurring over time. This project by Facility Management Victoria (FMV) in partnership with the Freshwater Place committee of management is a prime example of a client seeing the value in taking a proactive approach to maintaining their façade condition.

Freshwater Place is a premium residential apartment building that includes a diverse retail arcade, located on the south bank of the Yarra River, Melbourne, Australia. Completed in 2006, the  project includes a 60-storey residential tower which overshadows  a 10-storey podium level. Lower levels of the podium are generally occupied by retail tenancies which are largely surrounded by a vibrant public space.

In 2019 Inhabit’s Remedial team was engaged by FMV to undertake a representative façade inspection using both rope access and the building maintenance unit. The inspection was undertaken to gain an understanding of the current condition of the façade and to highlight any remedial activities that should be undertaken in the short, medium and long term. Inhabit was also engaged to conduct a high-level height safety system audit to highlight any height safety shortcomings that may exist.

Following the inspection the Remedial team provided FMV with a concise and detailed report that highlighted remedial activities to be undertaken within suggested timeframes.  The remedial actions outlined in the report will inevitably enhance the façade’s future performance and assist building management with future maintenance budgets.
